Non-SBA financing question

I’m looking at a deal with purchase price of $7m, TTM EBITDA $1.5m, and 2026 YTD proj. EBITDA is $2m. I have a capital partner who is comfortable with a $1-$2m commitment. What are my best options for financing without a 7(a)?
