With a long term lease (15 years) we are able to 'over' finance the real estate, with the overage being available to fund your deal or cash it out.
Example:
As part of your acquisition, you sign an option to buy the real estate that is used by the company for $5 MM.
The company agrees to pay market rate rent, for 15 years.
Sale/Lease Back financing company buys real estate for $6MM, creating $1 MM in cash.
You either use $1MM toward purchase of company or you can put it in your pocket.
This can also be done by an existing company, independent of a sale, to put cash into the owners pockets.

Notes:
Takes 3-4 weeks to put into place.
Close RE financing on same day, immediately after business acquisition.
Single use real estate occupied by the acquired company.
15 year lease, guaranteed by the company (not owner)
Market rate rent
Value of Real Estate established by 'cap rates', not appraised value. This results in higher values.
EBITDAR (Earnings before Interest, Taxes, Depreciation, Amortization and RENT) needs to be min 2x lease(rent) payments.
Reasonable sale price of Real Estate
Min real estate value, $1,500,000, the larger the better.
No offices.
No hotels.

Leads protected and referral fees paid.
Works great for: car wash, gas/convenience stores, manufacturing, gravel pits, warehouses, mobile home park, RV park, campground, self storage, large facilities, industrial real estate, land used by the business, etc.
