Hello, I am looking to raise capital to acquire a medical practice + real estate. Seller owns both. Practice: valued around $800K (Primary care, aesthetics, weight loss). Very little Medicaid exposure. 75% commercial insurance, 20% Medicare. I have an existing practice providing behavioral health treatment in the vicinity, and plan to merge the two upon acquisition. Real estate: valued at $2.25M. Currently one other tenant but apparently they have outgrown the space and will be leaving in the near future. Will need to find another tenant. I will structure this as two separate entities, a PropCo for the RE and the practice can remain as the current entity. Interested in raising a combination of debt and equity. Not interested in SBA loan, so looking for practice acquisition loan and a commercial RE loan. I would highly prefer to work with a single lender, if at all possible. Equity raise will be around $400-500K, and can go entirely towards the RE so as to avoid non-clinician ownership of the medical practice and keep the structure clean. The seller currently has an offer, but only on the practice. They highly prefer to sell both together and the other buyer does not have interest in the RE.
