Looking to connect with SBICs / investors / non-SBA lenders interested in CHVAC

I'm currently in a bit of a chicken and egg situation with a potential commercial HVAC deal, that's sizeable at a $10m+ EV. I submitted an LOI and the seller is interested in proceeding, but he's been burned by a failed deal before and doesn't want to actually sign on until I already have some supporting documents like a support letter or term sheet for financing in place. Getting something from a lender seems plausible, but getting something from equity investors without the LOI seems very tough. If anyone here is interested in learning more about the deal, I would welcome a conversation. Otherwise, for anyone that's dealt with this before and has any advice, I would love the additional perspective.
