Hey all – I’ve had several conversations with an owner regarding his home services business (mold remediation, water/ heat damage, cleanouts) located near NYC. It’s on the smaller side (~$500k SDE, $3m in revenue, 5 employees). This deal has every issue imaginable for a small business: 50% revenue concentration, high key man risk, and the owner has also alluded to the fact that the property managers need to be “treated right” (aka. paid off). Although every indicator is telling me to run I think there’s a way to structure a deal with forgivable seller notes that could make it a win-win for both sides.
