Due diligence has been completed, and all financial information that is needed is already in hand about the company, LOI signed, just looking for a lender who is able to work in the tight window with the holiday's coming up to deliver. Company is a Home Renovation Company in Dallas, Tx.

Why would you literally work in reverse order - anyway, make sure you have close to 10% down and a seller standby for 10%... Find a bank that is a preferred lender but doubtful you can close this year.

If you're on a tight timeline might want to consider an alternative - SBA can take a bit of time, since SBA loan funding has a higher volume of paperwork and documentation that you need to provide.
