I'm looking at a business that occupies a ~5,000 sq ft commercial space in Denver. The building has character, and the lot may have redevelopment potential. But it’s not a great fit for the business. I'm looking for a buyer who’d do a 3–5 year sale-leaseback at modest rent. My plan is to exit the space within 1–3 years. Depending on other factors, it's typically better to structure long-term leases (10+ years, ideally###-###-#### with assignment language. That way, if you sell the business, the lease can be assigned. But the SLB investor becomes more comfortable as well. Feel free to shoot me an email to discuss - redacted
