Looking for Private Credit/individual non-equity investors

I’m building a rollup (in the US) and am looking to raise non-equity capital. The current target is 5-year terms at a 15% interest rate per acquisition, with at least 4 acquisitions per year. I’m really trying to learn about going this route to scale faster and see if it has enough appeal to lenders. If your deals have strong cash flow, or if they are heavy in CRE and you can go 60% LTV or less, I have an option in your area that might work. Send DM if this is helpful. I'm based in Tennessee myself. What type of industry, deals are you targeting? Asset heavy, asset light?
