Looking for Operator/Partner for Small Steel Manufacturing Co in Houston

I'm looking for someone to partner with to acquire a small structural steel manufacturer in north Houston. I had the company under exclusivity, SBA bank underwriting complete and purchase documents 90% negotiated. The person that was going to step into the role as president accepted a job at a big company instead. The exclusivity period has lapsed, but it's not being actively marketed (for now).
