Looking for non-SBA loans for a franchise

Hello all, I am looking for a lender that can help fund a franchise purchase (new business)? Looking for non-SBA primarily because of credit limitations. State - TX. Please let me know if there's someone out there that can come up with some creative financing. I do have access to home equity if that helps.
