Looking for Non-SBA lenders for a healthcare deal

I have a deal under LOI. It is a turnaround opportunity in behavioral health. I am looking for financing around $500K, but it must be non-SBA. I would appreciate any recommendations. Thank you

Will need to know does the business have a building to go with sale? How much downpayment will you be adding?. If the numbers work this should be a easy deal to do.
