Looking for investors for potential deal in SW Florida area

I am in the middle of a self-funded search, specifically targeting the Tampa/Sarasota, FL area. I am still working my full-time job at the time, and have just been dipping my toes to this point, with no more than 20 deals in my pipeline.

However, I had an off-market (for now) deal sent to me from a fellow searcher, who was targeted by a broker. My buddy had already bought his business, so he passed it on to me.

It is in the area I am looking at, meets the deal size requirements I am looking for ($1.3M in EBITDA for 2019), and just happens to be an exact carbon copy of the business I currently work in a management role in (albeit it, in a different state). I do not think there could be a more natural transition, as stepping into day one of the new company would be no different than coming to work now, operationally speaking.
