Looking for investment capital for a oil & gas mineral play in Appalachia

My partner and I have excellent deal flow and are seeing significant discounting of asset prices at which we are able to acquire premium mineral assets. All of the assets we acquire are drilled and cash flowing with 18% - 22% IRR or more. We are running out of our money; as well as, that of friends and family. Anyone have contacts in private equity or family offices that could make an introduction? I hate to turn away 'home run' deals, however, without the capital that may happen soon. We are very open to flexible terms/promote that is tied to performance.
