Looking for CRE investors to acquire the building for sale-leaseback in a transaction

Can anyone recommend any platforms, forums or other places to find CRE investors that would want to partner up on an acquisition that includes the real estate? This is a manufacturing business in the Bay Area and the building value is about $7.5M. The business being acquired and another tenant (in 1/3 of the space) have been paying at market rent consistently for a decade.

$7.5m property value = ~ $2M to $2.5M equity for your down payment for the RE. This is typically friends and family at that size of raise. I'm not a expert in Sale / Leasebacks but if you found a Buyer for the RE independently and did a double close on the Same day of purchasing both the Business/ RE, you could significantly reduce (or potentially eliminate) your equity requirement for the business.
