Loan for deal under diligence

I am looking to connect with intermediaries that have access to a range of lenders for a transaction I have under diligence. 
I am able to commit a 15% deposit and I would like to work with a person who can assist me with the financing
and who has access to Non PG/SBA lenders. 

The transaction is a $4,00,000 deal for a CNC shop located in Texas with $1.1M in EBITDA.

I would be more than happy to assist you with your financing request. Just to be clear up front, if you are looking for an SBA 7A loan without a personal guarantee, that is not an option. The SBA will always require a personal guarantee for any 20% or greater owner, and if there is no 20% or greater owner, they will typically require it from the Manager or any controlling owners. There are some non-sba lending options available, but those lenders typically require more cash down. We do both SBA and non-sba financing and we would be more than happy to talk through both options with you.
