Working through retail lease assignments. Though each lease has a "will not unreasonably" withhold clause, or similar language; the actual process of assignment has not been consistent across asset manager/property owners. In one instance, there have been 72 points of contact - a verbal acknowledgment and yet no legal documentation has come. From past experience, this seems regular way, but should not be overlooked in a diligence process. Quality of property manager and property owners in the deal process is a good proxy of what to expect from them going forward.
