High-yield, regionally focused direct outreach campaign to owners

I'm looking to revamp my direct mail (email) campaign and to bat around ideas with anyone who has gotten reasonably high yields in a regionally focused search. I'm looking to tweak things like my outreach / follow up cadence, which pieces I automate, how you converted cold out reach to advisors / river guides vs. targets, etc. 

Anyone have good success and willing to chat?
