Have a strong deal and need a partner

I have a really strong deal in the subscription-based health area cued up (Pioneer Capital is excited also) but I need someone to be a partner/co-guarantor and possibly help with down payment. Economics and equity are open to negotiation. Any takers or interest?

The business is an app, so location independent. In 2023 it did just over $2.3MM in revenue, and just over $1.5MM in net income.
