Has anyone looked at building a portfolio of Motel operations?

Wondering if there has been much activity in the motel operations sector. More specifically leaseholds (to minimise capital intensity) and whether investors/searchers think there is any operating leverage in amalgamating small clusters to share operational staff/resourcing.

Any financing views, acquisition precedents, industry benchmarks (in any country) would be helpful.
