I'm currently looking at a deal brokered by Benchmark International. With Benchmark, their deals don't have a list price so I'm interested in hearing peoples' experience with them. Let me know if you looked at or closed a deal that went through them.

I have looked at a number of deals represented by Benchmark over the past 3-4 years, and in every single case the seller was not so motivated and had highly unrealistic expectations on valuation. I understand Benchmark takes mandates on a purely contingent basis, and more than once during seller intro meetings the sellers have told me they are just seeing if they get a "crazy" offer and they were only going through the process because Benchmark told them they could get a high valuation. Benchmark does a good job putting together the CIM's and running the process, but I'm at the point now where I feel like looking at one of their deals is a waste of my time.

If mean done as in completed no. If you mean have I looked at hundreds of deals that seem to fall apart after a basic amount of due diligence, then yes I have done..still hopeful though. They like to keep the asking price undisclosed for obvious reasons, ie they work truly in the best interests of the seller..You just have to understand how much you want to pay, whether it is a 'good' price (for you) and whether you think it is realistic price if you were a seller..
