I need a $2.0M commercial, industrial real estate loan, against a $2.53M appraised building in TN. Standard loan with 1st lien. Appraisal, title work, etc is complete. Ready for quick close. Have to close by September 17. Interest rate flexible, but seeking amortization that keeps monthly payment down. OK with 2 year maturity /balloon. I have a reliable 3rd party CDFI processing company that can do NMTC or just help with paperwork as needed (if a private lender).

I will Personally Guarantee the loan, any new equipment purchases for the OpCos, and run the operating companies, which are poised for rapid turn around. Other sweeteners available.

If you can make this loan happen on time, 19% equity is yours. Stock will have an immediate value of $100k. It will be C Corps stock, QSBS, that will own the merged OpCos and the real estate. I believe that a single High Net Worth Individual is the best option.

This loan will be used as part of a merger and consolidate debt of the metal working companies involved. The 2022 and 2023 financials do not check the box for lenders concerned with "Primary Source Repayer". I'm told by the leading bank (that commissioned the appraisal) that no amount of consigners will change this.
