Go off-market. Build a propritery system that doesn't make you rely on a third party for leads. Save yourself the hassle of spending tens of thousands on saturated databases that everybody is using and leverage resources that require a bit of sweat, but actually deliver the results. Get guidance if you do not know how to build deal flow consistently. Prioritize things as your time is the most valuable currency, contrary to what many may think.
