My family are long-term operators, DM me and we can chat offline. The main challenge I have seen is that there can be a heavy component of cash in the business and usually operators only trust family to handle anything with cash. This inherently makes management more "complex".

consider partnering with a major? - they may pay for everything up front for you - The gas station down the road from me had their entire renovation paid for by the AMPOL as part of their sign-up agreement. They are still happy with the arrangement.
