From listing to seller request list in 5 minutes: The anatomy of a deal analysis
Every new listing ends the same way for me: a list of documents to ask the seller for. I recorded a 5-minute walkthrough of how Verity builds that list from a real, anonymized BizBuySell listing (lawn & landscape). The free first read flags that every number is still the seller's word. After the analysis, every open question comes with the document that would settle it: three years of financials and tax returns, an itemized equipment list, customer contracts. Two that I'd have missed on a first read: - The listing calls the business home-based but also lists real estate as part of the sale — which is it? - In Nevada, a contractor license doesn't transfer with the entity. Every AI tool is a Clerk. Verity adds the Guard and the Judge — fixed rules, not AI, check every figure the same way on every deal.
