"Free Services" paid by Buyer

BEWARE OF RANT...

I've had a handful of people in the last 24 hours use the phrase "Our services are entirely free. They are only paid for by buyer (or bank) upon successful execution."

First, how dumb do you think people are? Any fee that goes into the structure of any deal impacts both the buyer and the seller on some level.

Second, it's just cheap. Instead of cheapening your offering by trying to minimize the cost, maximize the benefit. Instead of "It's only X% but don't worry, you don't pay for it." try "Our fee is X%, only paid upon successful completion, but our deals are generally X x Y% greater than average."

Something along those lines.

I understand that some people are just cheap and don't want to pay for things. This advice is coming from someone that ALWAYS uses a real estate broker because I believe that the good ones increase the benefit beyond the expense.

I've had both business brokers and loan brokers try it recently.
