There are 226 businesses actively listed for sale in Philadelphia County on BizBuySell right now. I spent time going through them this week and a few things stood out.
The median asking price is $450,000, but the market is pricing deals at roughly 2.1× earnings, which is meaningfully below national averages. For buyers, that's a real opportunity. For sellers, it's a tough market.
The mix is dominated by food & beverage, 90 of the 226 listings are restaurants, bars, or food businesses. That's 40% of the entire market. If you're not in food, you have far less competition.
The most interesting listings aren't the obvious ones. A mold remediation company doing $600k/year entirely on word of mouth — zero marketing, never had a website. A 37-year-old Italian restaurant whose original founder is selling for the first time ever. A FedEx Ground operation with 8 dedicated Northeast Philly routes at $995k.
What's not showing up in listings matters more. The businesses that haven't listed yet, but may. Long-tenured owners whose Google ratings are quietly declining, hiring has paused, and social media went dark. These are the ones worth watching.
