Not a silver bullet but generally offering up the floor to the seller to tell his/her origin story goes a long way. Second, prep, prep, prep and more prep. Ask insightful questions...demonstrate you are a credible buyer/operator. Keep in mind to many sellers they've built their legacy in their business. You need to recognize the emotional qualification they are looking for in you.
