Financing for Canadian Deals

With no SBA program in Canada, we're a little limited in financing options. Big 5 banks and private investors are an option. Has anyone had experience with other lenders, such as BDC, etc.? Any recommendations or comments on experience would be great.

Have you tried to structure the deals on terms if you are having trouble getting traditional financing

As an accountant, the BDC is generally pretty good with lending if there are tangible assets.
