Financing for $3.5mm EBITDA Company w/ ESG Strengths

We are looking to acquire a North East-based company and its Real Estate with a strong ESG/ societal impact angle. We see highly compelling equity IRRs for the opco and propco, irrespective of the societal benefit angle.

Are there any SBIC funds, banks with societal mandates, or government programs which would be a particularly good fit for debt and/or equity solutions? ~$3.5mm EBITDA biz- that is in a very low income urban area, but does not fall into the Opportunity Zone or USDA eligibility maps.

Looking for senior debt, mezz debt, or unitranche solution on opco, alongside equity. Then commercial mortgage on RE.

Unitranche / mezz / equity are the areas of most interest, based on expected scarcity of capital.
