I’m considering investing in a few Family Entertainment Centers (relatively new/ well kept locations) - think trampoline style parks with kid areas, light rides, laser tag, arcade games, etc What I’m trying to better understand are the typical Capex requirements for these type of venues, annual and major - but more specifically the major refresh Capex cost. As well as understanding the typical attraction refresh frequency to budget capex appropriately (e.g. do you need to plan to inject $1M per box every 3-4 years to have a refreshed, desirable, and marketable venue?) If anyone has experience in this area - would really value a quick chat to help think through these areas.

I would start by looking at the historical spend on fixed assets and try to determine what they have been reinvesting into the business. I would also talk to them about any repairs or upgrades they expense each year. You could also hire a firm to do a CAPEX assessment for you. If real estate is involved as well you will want to factor in upgrades to the real estate. I would be happy to have a discussion about this at any time. You can reach me here or directly at redacted I am also in Florida, St. Augustine, so happy to meet as well.

Though I have no experience in this area, I would start by looking at the franchises that exist in this domain. The franchise disclosure document will give you approximate start-up costs, and the management teams should be able to answer you questions around refresh requirements.
