Experience in building an industrial manufacturing facility?

I acquired a light manufacturing company in 2017 and we are looking to expand our operations by building a new manufacturing facility.  Does anyone in here have experience doing this?  Specifically, I'm looking to answer the following questions:
- What cap rates are investors looking at for industrial build/lease?
- What are the trade-offs between working with a design/build firm versus hiring architects/engineers/contractors separately?
- Pre-fab steel versus concrete tilt-up?
- Structuring newco to own the building and lease to the operating company/key terms

To answer the cap rate question, you can get some market statistics from commercial property managers such as Colliers: https://www2.colliers.com/en/Research#sort=%40fdatez32xpublished55910%20descending&f:location=[Puget%20Sound]&f:faset-property-type=[Industrial]
