Does anyone have carwash experience?

Hi everyone!
Next week, I'll be drafting an LOI for a carwash. The seller and I have a verbal agreement on a seller-financed arrangement. Are there any carwash/detailing industry experts available? I'd love to chat about business insights and financials. I'm happy to compensate you for your time!

One thing with car washes is understanding it is almost always a real estate play and that unless the car wash is brand new, they are maintenance monsters.

Also, to check their numbers find out exactly how much water each cycle uses and then check their water meter and/or water bill.

They can fiddle the books but not their water usage.
