Rapport and trust building is necessary for a deal to be formed.

You're welcome for the comment David. And to be clear, I mean to say an intermediary 'can' hinder building rapport with a seller. Not always. I've also found some brokers are quick to interject what they thing the terms of an offer should be and do not want to think outside of the box when it comes to creative terms. That is hard to overcome when a new listing hits with unrealistic value expectations.
