Take a look (attached).

It works like magic. Every tenant pay religiously before the 1st of each month.
Some people says that it is a very aggressive clause but i think it is fair enough. Here it is the funny part of the story:
Very recently i rented a property for my GF and me. It is very nice 2 bedroom apartment. When i met with the owner to sign the contract the mf had used my contract hahahah (he knew the contract because i sent him as part of the proof of incomes).
He said: "I hope it is ok for you that I use the same contract you use with your tenants." And of course, it is okay. He asked to share the contract with a friend of his who owns 20 units, and for me, it is completely fine. Treat others the same way you would like to be treated, and if you misbehave, be ready to receive tough love MF.
"Treat others the way you'd like to be treated" is okay, but how do you treat others when someone mistreats you? Okay. How would you like to be treated if you mistreat somebody? The answer is: with tough love. Give your enemies tough love, my friend.
Not delivering tough love is not generosity. It is cowardly. It is okay to teach somebody that a bad action will have consequences. I think the difficult part is how to proportionately deliver tough love. That's another topic.

BTW, the reason why i own real estate is because i bought it right before started my self funded journey. It was my main income source during the search. I highly recommend invest in RE so you can cover your life expenses during the search and not consume your savings. It will give you a better position to negotiate your equity split & dilution when the time of rise capital arrives.
