Current Market Terms for Equity Raises?

I’m starting a $2.5m raise for an $8.5m business I have under contract. What terms are people seeing? Will 12% pref and 1.5x be appealing for an established business if there’s strong upside potential? I’ve heard some people say 2.0x is the market now, but my small sample size is small.
