Cross Border Manufacturing Deals

Hi All,
I'm wondering if anyone has experience with cross border deals, US and Mexico specifically. I'm currently looking at a deal in San Diego that takes advantage of the USMCA and has a manufacturing unit ("maquilla") in Tijuana, just 2 miles south of the border - a 10 minute drive from the San Diego warehouse.
This is a furniture manufacturer that sells on Amazon, Walmart etc - and does everything in-house.
I have family in Tijuana on my wife's side - so I feel reasonably aware of the quirks of doing business in Mexico - but I was wondering if anyone has dealt with this situation, specifically "maquilla" ownership before.
