Commercial Lender For Small Deal

We have a small, under $500K home services deal under LOI and exploring an option to finance it with a traditional commercial loan. I'm looking for a lender who offers such financing on deals with light collateral and fast closing.

I've heard lenders say they don't participate in sub-$2M EBITDA deals. Good luck!
