Cigar shop ( not a vape store )

I have a possible opportunity to purchase a many decades established cigar/pipe shop. Great location long time customers and one exceptional employee I would keep. Having not seen the books I do believe the shop profitable. Anyone have experience in this area? I like a consult and industry expert of this turns into a possible roll up. Perhaps glass and vape stores. What am missing? What haven't I thought about? Pitfalls? I have SBA contact but would need 45kish down payment. Seller in not interested in carrying the note.
