Care home and home care business in the UK

We are searchers located in the Netherlands and Denmark. We signed an LOI with the intention to acquire a care home and home care business in the UK for###-###-#### This includes around###-###-#### worth of freehold real estate. We have an investor that will commit###-###-#### to the deal. The seller is ok with a 100k-150k deferred payment/rollover equity. Therefore, we need around###-###-#### in acquisition financing. Due to us searchers being foreigners, the lenders we've spoken to thus far require a UK based partner/director, and likely a personal guarantee of around###-###-#### of that UK based director. We are looking for a UK based partner that is either willing to give a personal guarantee or one that provides lender connections that do not require a personal guarantee for this specific deal.
