A number of years ago I met a guy who had bought and upgraded a number of self-serve washes. I remember the gist of what I learned, and would be happy to talk about it. Send me a message if you want to engage.

Labor labor labor. I looked at car washes for a bit, and the hardest part is reliable labor and someone trustworthy to collect the cash. A lot of the workers show up whenever they want to, often drunk. Then, you need someone you trust to collect the cash and hand it over to you. Or you have to be the one physically collecting $10 a clip from customers. That's a tough ask.

Hey Aaron, I do not have experience, but I am interested in the space myself. However, I am looking more at starting a car wash based on the Real Estate. Check National Express Wash LLC a recently created platform to acquire car wash operators; also check Fireside Investments and WAFRA Inc.

Looked at quite a few of these and just did a refi of one a few months ago. They are either cash cows or money pits, I've never seen one in between. Most banks have strict UW guidelines, especially on LTV. There's a lot of $ in equipment, but most banks will put more focus on the RE and only give 50% +/- on equipment. This usually present an issue if you aren't willing to put more $ into the deal.

I have a colleague in Marbella Spain i could put you in touch with. He ran his own luxury carwash for nearly 10 years.

Put out some feelers in the US mid-west in this industry. Because alot of owners make money on a cash basis, getting audited financials was difficult. Otherwise, lots of owners approaching retirement age

I looked into this industry at one point. My biggest advice would be to zero in on the labor requirements and capital expenditure needs. These businesses tend to have stable revenue but it can often be difficult to tell how much fixups and equipment replacements will be needed in the next few years. Often times, capex can also be lumpy. The seller can say they haven't had a need to replace anything for a few years but if you look 7 years back you'll see a huge $20k payment.
