Can anyone help with a hospitality deal in New Mexico?

I’m actively pursuing the acquisition of an off-market hotel and convention center in Red River, NM. I’ve already aligned with a minority investor/operator who will lead sales, operations, and day-to-day management. As we move forward, I’m looking for guidance on optimal deal structuring, particularly around: Ownership and governance structure Operator economics and incentive alignment Capital stack considerations (equity vs. pref, promote, etc.) Risk allocation between capital and operating partners If you have experience in hospitality, destination resorts, or convention-driven assets, or if you can recommend capital partners who know this space well, I’d greatly appreciate the insight.
