Calling all Health Care operators & investors

I am looking at a Home Care business in S FL, 5 hours from me. I have no experience in Home Care but the numbers are enticing. Consistently strong growth, mostly contract employees, mostly referrals with a website (no digital ads), 1.5M EBITDA. It is a Certified Home Care registry. So the problems are the following:
1. He wants 6x (wouldn't pay that much), but I might pay 5x
2. It is 5 hours from my kids (could commute with an apartment even though I have a business here)
3. The whole business seems flimsy. There is virtually no training with all care workers being 1099.
Any comments would be appreciated.

Tons of smart/deep pocketed players in this space already, so I'd wonder why a business like this isn't already under LOI. Aka, what do they know that you don't? Also, I think the key is payor mix. ^redacted‌ is an expert
