Curious if this is the new norm that I'm not aware of. Came across a listing online and reached out to the broker for an NDA and information. He said that he charges a buy side broker fee and would send me an agreement if I agreed to it then would populate the data room. Just felt off base from my perspective given I'm not reaching out for buy side assistance.

Hi Anon, not a new norm and not something I would touch. The broker is the seller's representative. They charge high fees (much higher than other service providers). And while they also carry risk (it's a success fee), the idea that they set up a play to pay system seems counter to their client obligations (finding the best deal). There are great brokers out there. Don't waste your time with this one. Just my 2 cents.
