Thanks, ^redacted‌ - appreciate the positive feedback regarding ETA IQ! In terms of the broker's fee, the silver lining is that they're being upfront about it. It’s usually a hidden cost buyers don’t fully realize until they’re deep into the process. We ran into this a few times during our own Search. Our approach was to anchor our offer net of broker fees... basically saying, “This is what the business is worth to me, regardless of your fee burden.” That usually opened the door to a later discussion about shifting the fee back to the seller or splitting it. I’d recommend not trying to negotiate the broker’s fee down directly. If it’s a competitive deal, that’s a quick way to get deprioritized by the broker. If the fee is non-negotiable, one workaround we used was to bake it into a Seller’s Note. The seller would cover the broker fee upfront, but recoup it over time via the note, effectively spreading out the cost.
