Hey Brad, we encourage folks to have an investor facing CIM (as well as a teaser) prepared along with a financial model forecasting returns. Investors may ask for specific docs after reviewing the opportunity but these two items will get you a good start. Email me if you have any questions redacted

^redacted - Are you under LOI and raising for a specific deal or are you raising a committed capital vehicle (or small fund) to go out and acquire multiple targets? If the former, an investor facing CIM and accompanying models is correct. If you are raising off a broader thesis, then you should put together a PPM that you can share with investors.
