Anyone interested in partnering on a distressed Industrial services provider in Georgia?

I found an opportunity that's not what I'm looking for, but could have really good upside. Industrial services provider in a great area for it, with a big drop in revenue and messy financials, but possibly able to get into it for below asset value (including real estate) with a structure I've already started to float by them.
