Anyone have experience purchasing daycares?

I'm looking for entreprenuers who have previously purchased and/or operated large-ish daycare centers $300k-$500k in SDE. I'd like to learn about what pitfalls to watch out for in deals, what industry specific diligence items I should look at, and about any scale opportunities from multiple purchases Thanks everyone!

I own a franchise that sells to daycares and have seen some go under due to very local shifts in demographics, hiring issues, and local trends of keeping kids at home or using in home care.
