Any recommendations for buy-side broker / advisor?

Hey all - I am considering engaging a buy-side advisor to further amplify my search efforts. Does anyone have a recommendation on a buy-side advisor that you've found to be helpful? Here is what I am looking for in a buy-sider broker:

-Ideally, Advisor is located/focused in Texas

Sources off-market deals ($3-$10M purchase price)
- Serves up a warm lead (initial contact with seller, brings them to the table)
-Advises buyer on optimal deal structure
-Assists with drafting / negotiating IOI & LOI w/seller
-Bulk of fee is earned at transaction close

I'm more interested in an active buy-side group that advises on the deal from start to close, and less interested in a passive broker that shares deal flow.

That said, I'm more inclined to go with a boutique / smaller group. I hesitate to utilize a larger broker house, because I'm less confident I will be a priority rather than a number and there are a number of competing interests. (I could be wrong, just a feeling).
