Any experience with Dealing with Seller's Extended Lease

Looking to purchase a business where the seller has just (last 4-6 months) extended their lease for an additional 5 years.

Not sure that we would want to keep the lease. Any experience/thoughts on how either the sellers or buyer might get out from under the lease pre-closing?

Your best course of action would be to have a real estate attorney review the lease to try and find a way to break it legally.
