$422K SDE on $657K revenue, asking $500K. What would you verify first?
A real listing, live on a marketplace this month (identifying details trimmed). Lawn & landscape maintenance: - Asking: $499,999 - SDE: $422,532 - Revenue: $657,110 - 5 employees, owner ~30 hrs/week, established 2020 - $100K of equipment "included in asking price" - Real estate: "Not Disclosed" in one field, "Owned, 600 SF" in another - and the description says home-based - 4 weeks of training, seller financing considered For a ruler: across ~945 landscaping and yard-service businesses sold on that same marketplace over five years, median SDE is about 26.5% of revenue, and the median sale is about 2.3x SDE (bottom quartile ~1.7x). No accusations here. A listing is the seller's story, told in the seller's favor - that's what a listing is. The exercise is sorting: what's claimed, what's supported, what's missing. So: 1. Which single number would you verify first, and with what document? 2. The price and the SDE seem to tell two different stories. Which one do you believe, and why? 3. What's the one question you'd put to the broker before spending a dollar on diligence? I'll post my own read in the comments tomorrow. Curious whether the community lands where I did.
